The tile is not the waterproofing

This is the single most misunderstood thing about tile roofs, and almost every argument about repairing one comes back to it. Concrete and clay barrel tile is a wearing surface and a wind covering. It sheds the bulk of the water, takes the UV, and protects what is underneath. What actually keeps the building dry is the underlayment bonded to the deck below it.

Which means a tile roof can be leaking badly while every tile on it is intact, and it means the honest answer to "how long does a tile roof last" is two different numbers. The tile will very likely outlast the owner. The underlayment beneath it will not.

What goes wrong with a Tampa tile roof

• Cracked and broken tiles. Usually impact: falling branches, dropped tools, and above all foot traffic. Tile is strong in compression across its arch and weak under a point load in the wrong place, which is why the damage often traces the route someone walked.
• Slipped tiles. A tile that has moved out of its course exposes the underlayment beneath to direct sun and rain. Underlayment is not designed for that and degrades quickly once uncovered.
• Failed underlayment with sound tile above it. The classic presentation: an old roof, a good-looking roof, and water coming in. There is nothing visible to fix from the outside.
• Ridge and hip mortar failure. On older installations the ridge line is bedded in mortar which cracks and releases over time. It is also the most wind-exposed line on the roof.
• Valley metal corrosion. Concentrated water flow, debris that holds moisture against the metal, and years of it.
• Flashing at walls and penetrations, same as any other roof, but harder to reach without lifting tile.

Why nobody should be walking on your tile roof

Every unnecessary trip across a tile roof breaks tiles, and broken tiles are how a small job becomes a large one. There is a technique to it — weight on the lower third of the tile, over the batten line, never on an unsupported span — and a contractor who does not visibly know it is generating work they will then quote you for.

This applies to everyone who goes up there: solar installers, satellite fitters, pest control, painters, and anyone chasing a cable. If a trade needs roof access on a tile roof, that is worth a conversation before rather than a discovery after.

Matching tile you can no longer buy

Profiles get discontinued, and colour fades differently under Florida sun than anything on a supplier's shelf. Three routes, in order of preference:

1. Your own spares. If the original installer left a stack in the garden, that is the perfect match. Find out before assuming.
2. Salvage and reclaimed stock. Weathered tile from the same profile and era blends far better than new.
3. Relocation from a hidden slope. Take tiles from a rear or otherwise unseen elevation for the visible repair, and put the new non-matching tile where nobody looks.
