The default roof in Hillsborough County

Architectural asphalt shingle covers most of the housing stock here, and for straightforward reasons: it is the cheapest system that performs acceptably in this climate, any crew can install it, and any crew can repair it. The trade-off is service life. In Florida, shingles commonly reach somewhere in the region of fifteen to twenty-five years — noticeably less than the same product achieves in a cooler state, because UV breaks down the asphalt binder, heat softens it, and granules shed faster as a result.

Architectural versus three-tab

Three-tab is the flat, uniform, repeating-rectangle shingle. It is thinner, lighter, cheaper, and it is largely a legacy product now. Architectural (also called dimensional or laminate) shingles are built from bonded layers, are noticeably heavier, and generally carry better wind ratings. On a Tampa re-roof, architectural is the sensible default and the price gap is smaller than most people expect.

Sealing, and why Tampa sun matters both ways

Shingles are not just nailed down. Each course carries an adhesive strip that is meant to soften in the heat and bond to the course below, turning separate shingles into a continuous surface. That bond is what resists uplift. The sun does that job well here.

The same sun then works against you. Over years, the asphalt loses its volatiles, the mat stiffens, and a shingle that has gone brittle stops flexing and starts cracking. Wind that lifts a brittle shingle breaks the seal permanently rather than letting it re-bond. That is the underlying mechanism behind most storm damage that nobody can see from the ground.

Algae-resistant shingles and the black streaks

Those dark streaks on Tampa roofs are blue-green algae, gloeocapsa magma. The Asphalt Roofing Manufacturers Association is unambiguous about what they mean: There is no scientific evidence that algae is damaging to asphalt shingles, although it certainly affects the aesthetics of a roof. It is a cosmetic problem, not a reason to replace a roof.

Algae-resistant shingles use copper-bearing granules to slow the growth and are worth specifying on a re-roof in this climate — you are already buying shingles, and the premium is modest. What matters more is what you do not do to an existing roof: ARMA's guidance is explicit that you should never use a pressure washer to clean an asphalt shingle roof as this will cause granule loss and very likely premature failure of the roof system. A low-pressure clean is the safe route.

The parts of a shingle roof nobody quotes on

Two components decide whether your shingles reach their potential life, and neither is the shingle:

• Underlayment. The layer that actually stops wind-driven rain once water gets past the covering — and in an afternoon Tampa storm, water gets past the covering.
• Ventilation. An attic that cannot exhaust heat and moisture bakes the shingles from below and shortens their life from the underside, where nobody is looking. Intake at the eaves and exhaust at the ridge have to be balanced; adding exhaust without intake achieves very little.
